Our pool construction in Plano, TX starts with the fact that this is a pool city. Plano has more than 21,000 residential pools, roughly one in every three or four homes, and most of them went in during the building boom that took Plano from about 72,000 people in 1980 to more than 285,000 today. If you’re building new. Plano’s best backyards for a new pool tend to be in the neighborhoods with room to work: Willow Bend and the streets around Gleneagles, Deerfield, Los Rios on the east side, and Ridgeview Ranch and Kings Ridge out west near SH 121. Before we dig, we plan around two Plano-specific rules. First, the city requires the pool’s depth to keep a 1:1 ratio from your home’s foundation (or any retaining wall footing), and anything deeper than 5 feet at that line needs sealed engineered drawings. Second, decking isn’t allowed in utility or electric easements, and your pool plan needs an approval stamp from the electric company before the city will review it. We design around your easements from the start so there are no surprises at plan review.

If you’re remodeling. Neighborhoods like Whiffletree, Parker Road Estates, Town West, and Hunters Glen are full of late-’70s to early-’90s pools with rough plaster, dated tile, cracked coping, and equipment pads that have been patched for years. Those are exactly the pools we like working on. A remodel lets you keep the shell and change nearly everything else: new interior finish, waterline tile, coping, a tanning ledge, LED lighting, and variable-speed equipment that costs a lot less to run.

Plano’s ground and water. Plano is built on Blackland Prairie clay, including Houston Black clay, which can crack four inches wide in a dry summer and swell right back after a storm. That movement is why we use engineered steel and why so many older Plano pools show cracked coping and separated decks. Your water comes from the North Texas Municipal Water District, mostly out of Lavon Lake, and it runs moderately hard. That’s a big reason we often recommend pebble or quartz finishes for Plano pools. They hold up better to scale than standard white plaster.

Plano Pool Construction FAQs

Most new in-ground pools we build in the DFW area fall between $60,000 and $150,000+, depending on size, interior finish, spa and water features, and site conditions like slope, access, and how close the pool sits to your foundation. We’ll give you a written proposal after we’ve seen your yard.

Plan on roughly 8 to 11 weeks from signed contract to first swim. City approval usually takes 3 to 5 weeks, and construction takes about 5 to 6 weeks after the permit is issued. Weather and inspection scheduling can shift that a bit.

Yes. The City of Plano requires a building permit to build, repair, or fill in a swimming pool, and pool fences need their own permit. Electrical work is permitted separately. We prepare the plans, submit them, and schedule every inspection.

Plano uses a 1:1 rule: the pool’s depth can’t be greater than its distance from your home’s foundation or a retaining wall footing. So a pool 4 feet from the house can be 4 feet deep at that point. Going deeper than 5 feet at that line requires sealed engineered drawings, which we handle when a design calls for it.

Plano follows the 2024 International Swimming Pool and Spa Code with local amendments. Barriers must be at least 48 inches tall with self-closing, self-latching gates, and if your house forms part of the barrier, doors and low windows that open to the pool need alarms. The city won’t do the pre-plaster inspection until the barrier is approved, so we plan it from day one.

If the shell is sound and you mainly hate the surface, resurfacing ($5,000 to $15,000) gets you a new finish in 1 to 2 weeks. If the tile, coping, lighting, and equipment are also tired, which is common on ’80s and ’90s Plano pools, a full remodel usually makes more sense because you only drain and prep the pool once.

Plano’s water from Lavon Lake is moderately hard, and standard white plaster shows scale and etching faster than aggregate finishes. Quartz and pebble finishes cost more up front but typically last longer and hide mineral staining better. We’ll show you samples and talk through the tradeoff for your budget.
