Liquidus Pools handles pool construction in Frisco, TX for families who want a custom pool built right the first time, without juggling a designer, a builder, and a service company. We design it in 3D, handle the City of Frisco permits and your HOA submittal, build it, and take care of it after, including remodels and resurfacing as your pool gets older.

Our pool construction in Frisco, TX is shaped by one thing: this city grew up fast. Frisco went from about 33,700 residents in 2000 to more than 200,000 by 2020, so most homes here are post-2000 builds, and whole new neighborhoods are still going up. That means Frisco pool projects usually fall into three groups: brand-new builds in newer communities, first-time remodels on pools from the early 2000s, and families adding a pool to a yard that was built without one.
Frisco neighborhoods we plan around. Established gated communities like Starwood near the Tollway and Lebanon, plus Newman Village and Richwoods, have some of Frisco’s most finished backyards and a lot of 20-year-old pools ready for a refresh. Phillips Creek Ranch, built on the old B.F. Phillips Ranch, and Hollyhock out west mix newer homes with yards that are still a blank slate. And the Fields development between the Tollway, Preston, and US 380, anchored by Omni PGA Frisco and the future home of the 2027 PGA Championship, is bringing thousands of new lots online. Almost every one of these neighborhoods has an architectural review committee, so HOA approval is part of the timeline. We prepare that submittal alongside your city plans.
Frisco’s permit rules. Frisco’s residential pool checklist is detailed, and we design to it from the first sketch:
Smaller backyards in newer Frisco neighborhoods make those setbacks matter. A good design fits a spa, a tanning ledge, and real swimming room into the space the rules leave you.
Frisco water and ground. Frisco buys treated water from the North Texas Municipal Water District, and the city’s own water quality report puts total hardness around 194 mg/L, or about 11 grains per gallon, with a pH above 9. That’s hard water, and it’s tough on standard white plaster. For most Frisco pools we recommend quartz or pebble interiors that stand up to scale. The ground is North Texas clay that shrinks and swells with the weather, which is why every pool we build uses engineered steel and why decks and coping need proper expansion joints.
We meet at your home, walk the yard, measure setbacks, and talk through how your family wants to use the pool and what you want to spend.
You get a design you can actually picture and a written proposal with materials and scope spelled out.
We submit your plans to the City of Frisco and your HOA’s architectural committee at the same time. City approval typically takes 3 to 5 weeks.
Excavation takes about a day. Steel and plumbing take 1 to 2 days, shotcrete about a day, then tile and masonry (2 to 3 weeks), decking (about a week), and the interior finish. Most builds take 5 to 6 weeks after the permit is issued.
Frisco inspects in sequence: belly steel and ground, gas and P-trap, deck steel, pre-plaster, and final. After the finish goes in, we visit daily for 7 to 10 days to balance the water and protect the new surface.
We walk you through your equipment, and if you want, we’ll take over weekly service so the team that built your pool keeps it running.
Every project is priced on its own, but here’s where most DFW projects land.

We build what we service. We also run weekly service and repair routes across DFW, so we design pools knowing what breaks, what’s hard to clean, and what actually gets used.
We know the paperwork. Frisco’s pool checklist, utility stamps, floodplain letters when needed, HOA architectural review, and inspection scheduling are on us.
Honest scope. If a resurface is all your pool needs, that’s what we’ll quote. If you’re better off remodeling once instead of patching twice, we’ll show you why.
Local and owner-run. Garrett Howard and Adam Whitcomb started Liquidus in 2017, and Adam grew up in his family’s pool business on Cape Cod.
One call for everything after. Weekly service, repairs, leak detection, and outdoor living projects like kitchens, pergolas, and fire features.
Most new in-ground pools we build in the DFW area fall between $60,000 and $150,000+. Size, interior finish, spa and water features, and site conditions like access, slope, and how close the pool sits to your foundation drive the final number. We’ll give you a written proposal after we’ve seen your yard.
Plan on roughly 8 to 11 weeks from signed contract to first swim. City approval usually takes 3 to 5 weeks, and construction takes about 5 to 6 weeks after the permit is issued. HOA review runs alongside the city review, so starting both at once keeps the timeline tight.
Yes. Frisco requires plan review and a permit for in-ground pools, above-ground pools, spas over 24 inches deep, and splash pads. City fees are $200 for an in-ground pool or $275 for a pool with a spa, and gas, plumbing, and electrical work carry their own permits. We prepare the submittal and schedule every inspection.
Frisco requires the water’s edge to be at least 3 feet from any property line, and no part of the pool beam can sit on an easement. The pool also has to keep a 1:1 depth-to-foundation ratio from your house. On tighter lots, we design around those lines first, then fit the features in.
In most Frisco neighborhoods, yes. Communities like Starwood, Phillips Creek Ranch, and the newer master-planned neighborhoods have architectural review committees that approve pool placement, fencing, and equipment screening. We put together the submittal with your 3D design so it can move at the same time as the city permit.
Frisco’s pool enclosure rules call for a barrier at least 48 inches tall, with self-closing, self-latching gates that swing away from the pool. If your house is part of the barrier, the city requires a notarized certification of pool protection devices before the pre-plaster inspection. Temporary fencing also has to be up during construction.
Frisco’s water tests around 11 grains per gallon of hardness, which is hard, and it leaves scale on standard white plaster faster than most people expect. Quartz and pebble interiors cost more up front but hold up better and hide mineral staining. We’ll bring samples and explain the tradeoff for your budget.
Not with chlorinated water. Frisco’s stormwater rules ban discharging pool water with harmful levels of chlorine or other chemicals, and only dechlorinated pool water is allowed. When we drain a pool for resurfacing or a remodel, we handle the drain properly.
